Shop with 4-bed living accommodation goes to auction

Lot 98 at Clive Emson’s property auction on the 22nd September at the Hilton Metropole Brighton was 86-88 Bohemia Road, where Dorothy and Keith Wood have run a newsagents, tobacconists and confectioners for many years.  Guide price was £50,000 – £60,000. The auction details described the building as a ‘double fronted shop with living area’. It is understood that the sellers are not  Dorothy and Keith, but the ‘mortgagees not in possession’. The property came to Emsons via a property agency which works for the NatWest Bank and the Royal Bank of Scotland.
The auctioneers’ property details are: “double-fronted shop with living area: a three-storey premises currently comprising a retail newsagents on the ground floor, four bedrooms on the first floor and kitchens and bathrooms on the lower ground floor (with rear yards). Situated in a good secondary position with access to both Hastings and St Leonards town centres”.
Emson’s point out “We have been informed that the premises are occupied under the terms of a 15 year lease from 1999 at an annual rental of £15,000. However, it is uncertain as to whether any lease is in existence or any rental is being received”.
