At the property and land auction by Clive Emson at Brighton on Wednesday 8th April, lot 104, described as a ‘double fronted shop unit with residential accommodation for investment or possible conversion’ was sold for £105,000. The property, 86-88, Bohemia Road, was run as a newsagents, tobacconists and grocery store by Dorothy Wood and her son Keith until December 2008. The price achieved at auction was very close to the guide price of £100 – £110,000.
o The property was auctioned in the autumn of 2008 and fetched £88,000. It is understood that the relatively low price achieved was due to the fact that the lease relating to the letting to Dorothy & Keith Wood had not been registered and could not be found. The rent arrears situation was also unclear. This year the property was offered with full vacant possession, and this possibly partially explains the apparent £17,000 increase in value. The three-storey premises consist of a shop on the ground floor with four bedrooms on the first floor and kitchens and bathrooms on the lower ground floor with rear yards.
